Drawing up leases and contracts
Patsy has substantial knowledge of contracts and leases. She uses a Missouri Real Estate standard lease that protects both the owner and tenant. However, she is not a lawyer and suggests all clients have a lawyer look over any leases or contracts they are unsure of.
Quick repairs and maintenance on all buildings
For speed and quality, maintenance and repairs are the only outsourcing Patsy does. Otherwise Patsy and her associate take care of things themselves and are hands-on.
When needed, Patsy uses her long-standing relationships with a group of local contractors that are fair and quick with scheduling and who take pride in their workmanship to get things accomplished. The quality of their work and ease of doing business has led to these relationships. Patsy wouldn't have it any other way.
Taking care of tenants
Tenants can call with any problems they have, and their calls will be responded to a.s.a.p. Professional Property Management works very hands-on with all properties and most of their tenants know them by face and name. Patsy also knows most of the tenants and tenants' families by face and by name.
Late payments happen
You want to get paid, we want to get paid, and tenants genuinely want to pay. On occasion, however, a late payment occurs. When that happens, Patsy works with the tenants to find the best payment solution. If they are not able to come to a reasonable agreement, Professional Property Management does try to work with the situation to come up with the most cost effective and reasonable solution for the landowner and hopefully the tenant.
On-call 24-7-365
Professional Property Management is on call 24-hours a day for all emergencies, and works with a group of contractors with which they have developed a long-standing relationship. This relationship affords timely responses and creditable workmanship.
Repair bills, insurance, and other expenses
From the menthly rents, Patsy pays insurance, repairs, etc. for some clients, depending on how hands-on you want to be. Patsy can get approval for every payout if necessary, or if you prefer, can simply handle such payouts from a monthly account and provide you with a monthly statement itemizing all repairs, insurance payments, etc.
